Overview

1. General

1.1 These Terms & Conditions apply to all reservations, agreements, and stays at B&B Urban Oasis.
1.2 By making a reservation, the guest agrees to these Terms & Conditions.
1.3 B&B Urban Oasis reserves the right to amend these terms at any time. The version in effect at the time of booking applies.

Section-02

2. Reservation and Confirmation

2.1 A reservation becomes binding once it has been confirmed by B&B Urban Oasis via email.
2.2 For online bookings through third-party platforms (e.g. Booking.com or Airbnb), the platform’s terms and conditions also apply.
2.3 Guests must provide accurate personal details when booking. B&B Urban Oasis is not responsible for any errors caused by incorrect information.

Section-03

3. Payment

3.1 Payment must be made according to the instructions in the booking confirmation.
3.2 B&B Urban Oasis may require a deposit (e.g. 30% of the total booking amount).
3.3 The remaining balance must be paid upon arrival or as otherwise agreed.
3.4 In case of late or non-payment, B&B Urban Oasis reserves the right to cancel the reservation.

Section-04

4. Cancellation and No-show

4.1 Cancellations must be made by email.
4.2 The following cancellation policy applies (customizable):
• Up to 14 days before arrival: free cancellation.
• 14 to 7 days before arrival: 50% of the total booking amount due.
• Less than 7 days before arrival or no-show: 100% of the total booking amount due.
4.3 No refunds are given for early departures.
4.4 In cases of force majeure (illness, death, or emergencies), B&B Urban Oasis may, at its discretion, offer a goodwill arrangement.

Section-05

5. Check-in and Check-out

5.1 Check-in is from 3 pm and check-out is by 11 am.
5.2 Changes to these times are possible upon request and subject to availability.
5.3 Late check-out may incur an additional charge.

Section-06

6. Stay and Use of Room

6.1 Guests must treat the property, rooms, and common areas with care and respect.
6.2 Any damage, loss, or excessive mess will be charged to the guest.
6.3 Pets are not allowed.
6.4 Smoking is only permitted in designated outdoor areas.
6.5 It is not allowed to accommodate more guests than specified in the reservation.

Section-07

7. Liability

7.1 B&B Urban Oasis is not responsible for loss, theft, or damage to guests’ personal belongings.
7.2 Guests are responsible for any damage caused by their actions or negligence.
7.3 B&B Urban Oasis is not liable for service interruptions (e.g., electricity, internet, or water supply) caused by third parties.

Section-08

8. Complaints

8.1 Any complaints should be reported as soon as possible during the stay so that B&B Urban Oasis has the opportunity to resolve them.
8.2 Complaints submitted after departure may not be considered.

Section-09

9. Privacy

9.1 B&B Urban Oasis handles guests’ personal data confidentially and in accordance with the GDPR (General Data Protection Regulation).
9.2 Data will only be used for reservation purposes and legally required administration.

Section-10

10. Applicable Law

10.1 These Terms & Conditions are governed by the laws of The Netherlands.
10.2 Any disputes shall preferably be resolved amicably. If this is not possible, the matter will be brought before the competent court in the district of Amsterdam.
